How Quickly Should Missing Tiles Be Replaced?

A Realistic Timescale

Every roofing website says "immediately", which is unhelpful because it is not true and people can tell. Here is a more useful version.

Same day if water is coming in now, if a ceiling is bulging, or if something is loose above a path or a door.

Within a week or two for a straightforward missing or slipped tile with no water showing inside. That is the honest answer for most cases.

Before the next spell of wet or windy weather, whichever comes first. In practice on the Wirral that is rarely more than a fortnight away.

What moves it up the list: an exposed gable or a west-facing slope, a roof with a shallow pitch, an older roof with brittle or absent underlay, and more than one gap.

Why the Clock Runs Faster Than People Expect

The gap itself does not usually leak straight away, and that is exactly why they get left. The felt underneath sheds the water, nothing appears on the ceiling, and the gap becomes part of the view.

Two things are happening that you cannot see. The underlay is now exposed to daylight and wind, which it was never designed for - bitumen felt goes brittle and cracks, breathable membranes are degraded by ultraviolet and tear once they start to flap.

And the tiles around the gap now have a free edge. A tiled roof works partly because the tiles hold each other down; take one out and its neighbours are far easier for the wind to lift. That is why one gap in October is frequently three gaps by February, and three gaps is a different job from one.

On the older Birkenhead terraces there is a further consideration: a lot of those roofs have no underlay at all, or have torn felt with very little left in it. On those, a missing slate is a hole straight into the roof space and should be treated with more urgency rather than less.

If You Rent

The roof is your landlord's responsibility, not yours. The obligation to keep the structure and exterior of a dwelling in repair sits with the landlord under section 11 of the Landlord and Tenant Act 1985, and it cannot be contracted out of in an ordinary short tenancy.

The practical steps: report it in writing rather than by phone, keep a copy, and photograph the roof from the ground and any damp inside. A written record with dates is what makes the difference if it drags on.

We cannot carry out work on a building at a tenant's instruction when the tenant does not own it, and we would not put you in the position of paying for something somebody else is obliged to do. What we can do is come out at the landlord's or the agent's instruction, quickly.

If You Own a Flat in a Converted House

Birkenhead has a great deal of Victorian housing converted into flats, and on those the roof is almost always the freeholder's responsibility, maintained through the service charge and apportioned between the flats according to the lease.

That is worth checking in your own lease rather than assuming, because conversions vary and top-floor flats occasionally carry more of it than the others.

The trap is one leaseholder instructing work directly and creating a bill nobody else agreed to. If you are not sure, get the assessment first - we are happy to provide a written report naming the defect, which is what a freeholder or a managing agent needs in order to authorise anything.

If You Are the Landlord or the Agent

Speed is the whole argument. A roof leak in a let property is not only a repair; it produces damp, and damp in rented housing brings its own obligations and its own consequences if it is left.

A leak reported in October and fixed in October is a roofing invoice. The same leak fixed in March is a roofing invoice plus plaster, decoration, possibly flooring, and a tenant who has lost patience.

Is a missing tile an emergency?
Not usually. It becomes one if water is coming in, if a ceiling is affected, or if something is loose above where people walk. Otherwise it is a job for the next week or two rather than the next hour.
