How Much Do Roof Repairs Cost in Chester?

First, the Honest Caveat

Every figure below is a published UK market average from a third party, named and dated. None of them is our price, and none of them is a quotation. We quote after looking at the roof, because a figure given without seeing it is a guess and you would be entitled to hold us to it.

The reason to publish them anyway is that going into a roofing conversation with no idea of the scale of the numbers puts you at a disadvantage, and most roofing websites simply refuse to say anything. Knowing that a chimney flashing is ordinarily a few hundred pounds rather than a few thousand is genuinely useful, even if your chimney turns out to be different.

What the Guides Say in 2026

Checkatrade's roof repair cost guide, updated June 2026, gives a roofer's day rate of £280 to £360 and an hourly rate of £35 to £45. It puts lead flashing at £50 to £70 per metre for a standard flashing and £80 to £120 per metre for a stepped one, dry ridge at £50 to £70 per metre, and scaffolding for a single elevation up to 10 metres at around £625 a week.

Checkatrade's separate roof tile replacement guide, updated April 2026, prices up to five tiles at £170 with easy access, £225 where a roof ladder and cement bedding are needed, and £500 where scaffolding is required. It gives ridge re-bedding over 10 metres at £500 and a four-metre valley at £500.

Fix My Roof, updated June 2026, gives a call-out fee of £80 to £150, scaffolding at £600 to £1,200 or more, and single tile replacement including labour at £150 to £350.

MyJobQuote, updated June 2026, prices a full chimney flashing replacement at £350 to £460 without scaffolding and £700 to £920 with it, a patch repair at £150 to £250 without scaffolding, and chimney repointing at £250 to £350.

Where They Disagree, and Why That Matters

Take those four sources together and the labour figures do not agree. Checkatrade's repair guide says £35 to £45 an hour; Checkatrade's own tile guide says £18 to £25. MyJobQuote says £200 to £300 a day; Fix My Roof says £150 to £350. That is roughly a factor of two between guides, and in one case between two pages on the same website.

These are marketing pages rather than survey data, and they are compiled from different samples in different years. So the sensible way to use them is as an order of magnitude — hundreds rather than thousands for most repairs — not as a benchmark to hold a quotation against to the pound.

If a quotation you have been given is wildly outside these ranges in either direction, that is worth asking about. If it is somewhat outside them, that tells you very little on its own.

The Regional Point Nobody Makes

National averages are pulled upward by London and the South East. Fix My Roof's June 2026 guide is one of the few that breaks day rates down by region, and it puts the North West at £150 to £250 a day against London's £250 to £350, with the South East at £220 to £320.

Chester, Cheshire and the Wirral are in that lower band. So if you have read a national figure and braced yourself accordingly, the number that applies here is generally at the softer end of it.

The corollary is worth saying too: a quotation here that matches a London average deserves a question.

What Actually Moves the Price on Your Roof

Access, more than anything else. This is the part that surprises people most. Getting to a roof safely can be a substantial share of the total, and it does not scale with the size of the repair. The published guides show it plainly: the same five tiles are £170 with easy access and £500 where scaffolding is needed. That is why a small job on a difficult roof can genuinely cost more than a bigger job on an easy one, and it is not padding.

Whether one visit does it. A repair that needs a make-safe now and a permanent fix later is two visits and, if scaffolding is involved, potentially two lots of access.

The covering. Natural slate is dearer per square metre than concrete tile, and matching an obsolete profile takes time to source. Checkatrade puts natural slate repair at £150 to £220 per square metre against £90 to £120 for concrete tile.

How much has to come off. Renewing a valley or a chimney flashing means lifting the covering either side, so the visible job is smaller than the actual one.

What is found underneath. Soft battens or wet decking discovered once the covering is up change the job. A quotation should say what happens if that is found, rather than leaving it to the day.

Getting a Quotation Worth Comparing

Ask for the defect to be named, not just the work. "Renew lead soakers and stepped flashing to the east abutment, 4 metres" is comparable between firms. "Roof repairs" is not.

Ask whether access is included or extra, and what sort of access is being assumed. Two quotations that differ by hundreds often differ because one includes a scaffold and the other assumes a ladder.

Ask whether it is a repair or a holding measure. Both are legitimate; you should know which you are buying.

And if you get three quotations that are wildly different, they are usually three different jobs rather than three prices for one. Ask the cheapest what they are not doing.
