Properties on the higher ground east of the town, and out towards the hill villages, get materially more wind and more rain than anything down on the Cheshire plain, and their roofs are built accordingly — or ought to be.

Repairs to Slate, Tile and Chimney Areas

The first thing exposure does is change the rules about pitch and lap. Every roof covering has a minimum pitch and a headlap it needs in order to shed water, and those figures assume a certain amount of wind-driven rain. On a severely exposed site the same covering at the same pitch will let water past a lap that would be perfectly adequate two miles down the hill. That is why an exposed Macclesfield roof can be entirely sound and still leak in a gale.

When that is what we find, the answer is usually not a new roof. It is dealing with the specific route the water is taking — the underlay lap, the sarking at the eaves, the verge detail, the point where the covering meets a wall — and doing it in a way that assumes the weather rather than hoping.

The second is the fixings. On an exposed roof every slate and tile is being lifted and dropped by the wind thousands of times a year, and nails work loose from fatigue as well as from corrosion. Roofs up here need more fixing than roofs down on the plain, and where we are refixing a slope in an exposed position we fix it accordingly.

The third is stone. Some of the older properties around Macclesfield carry graded stone slate — heavy, laid in diminishing courses from large at the eaves to small at the ridge, and usually hung on oak pegs rather than nailed. Those roofs are repairable, and they are worth repairing, but they are not a job to hand to somebody who has only ever worked with concrete tile. The stones are individually valuable, the coursing has to be maintained, and getting the diminishing courses wrong is visible from the street for the next century.

The fourth is chimneys, which on the older Macclesfield stock are tall, exposed and often on a gable rather than tucked into a slope. A tall stack takes weather from every side, and its flashing has to be stepped properly into the brick or stone courses rather than sealed on. Sealant on a Macclesfield chimney is a repair with a season’s life in it.

The Silk Terraces

The weavers’ terraces have their own quirk: a long run of glazing at the top floor, put there for light, and in many cases altered or replaced since. Wherever glazing meets roof there is a junction, and junctions are where roofs leak.

They also tend to be built on slopes, which means one end of a terrace is often noticeably higher than the other and the roof line steps. Every step is another junction. It is a handsome way to build and a fiddly way to weather.

Repair or Replace in Macclesfield?

Exposure shortens the life of a covering, so Macclesfield roofs do reach the replacement conversation earlier than sheltered ones. But it also means that a lot of apparent covering failure is really detail failure, and replacing the covering would not have fixed it.
