Repairing Roofs After Exposure to Bad Weather

The reason is straightforward once you have seen it happen. A flat roof covering is held down at its perimeter by a trim, a drip edge or a welted detail, and the wind does not press evenly on a roof — it lifts hardest at the edges and corners. Get an air path under one corner of an edge trim and the wind will work at it every time it blows, until the covering is peeling rather than lying.

The second perimeter detail is the upstand, where a flat roof meets a wall. That junction needs the covering carried up the wall to an adequate height and capped or tucked in properly. Where it has been carried up too low, or the flashing over it has lifted, driving rain simply runs behind it. A leak that only appears when rain is coming from one particular direction is nearly always an upstand.

The third is the outlet. Rainwater outlets on flat roofs block with leaves and grit, and once an outlet blocks the roof holds water at exactly the point where the covering is most likely to have a joint. Clearing outlets twice a year is the single cheapest thing anyone with a flat roof can do, and hardly anyone does it.

On the pitched roofs the salt story is about fixings rather than the covering. Salt accelerates the corrosion of steel and iron considerably, so nails, clips and screws that would last decades inland fail sooner here. That is why we see slates and tiles slipping on West Kirby roofs whose coverings are visibly in good condition — nothing wrong with the slate, everything wrong with what was holding it.

Wind does two things to lead. It lifts anything not properly clipped or wedged, and over time it fatigues sheets that are too large for the movement they have to accommodate. Lead expands and contracts a lot with temperature, and an oversized sheet cracks along a fold rather than flexing.

A lifted flashing on the weather side of a West Kirby house will not necessarily leak in normal rain, which is why it can sit like that for a year before anyone notices. It will leak in the first proper westerly.
