If you have damp on a chimney breast, the odds are good that somebody has already told you it is the flashing. Sometimes it is. Very often it is not, and renewing the lead on a stack that is soaking through its own brickwork is a repair that fixes nothing.

Chimneys are the single most common source of a persistent, hard-to-cure leak we deal with, and Flint has plenty of older housing with tall exposed stacks facing the estuary.

A chimney is not one thing. It is five, and any of them can be the answer.

Repairing the Cause, Not Just the Symptom

Start at the top. The pot sits in a bed of mortar called the flaunching, which is shaped to shed water off the top of the stack. Flaunching cracks with age and frost, and once it is cracked it stops shedding and starts collecting — water sits in the crack, soaks into the top of the brickwork and works its way down inside the stack. From below, everything looks fine. Flaunching is one of the cheapest things on a roof to put right and one of the most frequently ignored.

Then the pointing. A stack is exposed on all four faces with nothing sheltering it, so its mortar joints weather faster than anything else on the building. Once the joints have eroded back, wind-driven rain goes straight into them. On an exposed estuary-facing stack that can be enough on its own to wet a chimney breast two floors down without a single defect in the lead.

Then the brick itself. Older bricks that have taken repeated freezing while saturated spall — the face blows off, leaving a soft, open surface that absorbs considerably more water than a sound face. A stack with spalled brick on the weather side is a sponge, and repointing alone will not fix it.

Then the flashing. This is the part everybody thinks of, and when it has failed it certainly leaks. But there are four separate pieces of lead around a chimney — the front apron, the stepped side flashings with their soakers, and the back gutter behind the stack — and they fail differently. Front aprons split from thermal movement. Side flashings pull out of their chases. Back gutters silt up and overflow.

And then, if the flue is open and unlined, the flue itself, which can bring water down from the top of a stack that is otherwise perfectly weathered.

The reason to go through all five is that the repair is different in each case and they are not interchangeable. New lead will not stop a leak caused by cracked flaunching. Repointing will not stop a leak caused by a silted back gutter. The only way to know is to look at all of it, which is what we do rather than assuming the answer is the one that is easiest to sell.

One thing worth adding: if a chimney is no longer in use, capping it properly — with a vented cap that keeps rain out but lets the flue breathe — deals with a whole category of these problems at once. Sealing it up completely does not, and causes condensation problems of its own.

Flint, Bagillt and the Estuary

The exposure here is the same story as everywhere along the Dee: salt in the air, wind off the water with a long fetch, and fixings that corrode faster than they would inland. On a chimney that shows up as accelerated erosion of the mortar joints on the weather side specifically, which is why so many stacks around here are noticeably worse on one face.

Flint is in Flintshire and therefore in Wales, where building regulations are made by the Welsh Government and administered by Flintshire County Council. Ordinary roof and chimney repairs are not normally notifiable, so it rarely comes up on work of this kind — but if a job grows into something larger, the council is the authority to ask rather than anyone on the English side.

Repair or Replace in Flint?

Chimneys have a third option that roofs do not: removal. If a stack is redundant, in poor condition and expensive to keep, taking it down to below the roof line and weathering over it removes the problem permanently. It is not the right answer on a building where the chimney is part of the look, or where the flue may be wanted again, but it is worth having on the table.

Otherwise the usual test applies to the stack as a structure. Localised flaunching and pointing on sound brickwork is a repair. Widespread spalling, a stack that is leaning, or brickwork that has lost its face across whole elevations means rebuilding the stack from a sound course upwards, and patching it is money spent twice.

A chimney pot or a section of stack that has moved is a hazard to whatever is below it as well as a leak risk, so that is one we treat as urgent rather than as something to look at next week.
