The first thing worth saying is the thing most people find surprising: where water appears inside is very often not where it got in. It can track along a batten, run down a rafter, cross a ceiling and come through several metres from the actual defect. That is why we assess a leak properly before recommending work, and why we are wary of anyone who quotes for a repair without going up to look.
Most roof repairs fall into one of these. If what is happening to your roof is not on the list, it is still worth a call — describing it is usually enough for us to tell you what is likely to be going on.
Leaks develop around damaged tiles and slates, in valleys, at flashings and chimneys, where two roofs meet, and at flat roof details. We find where the water is actually getting in before we recommend anything, because the place it appears inside is very often not the place it entered.
A displaced tile leaves the felt beneath it exposed to wind-driven rain, and felt is a secondary barrier rather than a roof covering. Where the roof around it is still sound, a localised repair is usually the right answer and we will say so rather than quote you for something larger.
Slates crack, slip and disappear, and on older roofs the usual cause is the nails rather than the slate. We assess how much of the roof is affected, because that is what separates a handful of replacement slates from a conversation about the whole elevation.
Strong winds lift and move tiles, strip ridges and open up the exposed edges of a roof. We run emergency call-outs 24 hours a day Monday to Friday. Please do not go up to look at a roof that has just been damaged.
Flat roofs leak at the joints, the upstands, the edges, the outlets and the point where they meet the main building far more often than in the middle. We will tell you honestly whether the covering has life left in it or whether you are repairing the same roof every winter.
A chimney is several potential water entry points in one structure: the flashing, the mortar, the brickwork, the flaunching and the roof covering around it. Getting the right one matters, because new lead on a stack that is soaking through the brickwork will not stop the leak.
Ridges, verges and valleys are where a roof is joined to itself, and they are the first things to fail on a great many roofs. Loose ridge tiles are also a safety problem rather than only a leak, so they are worth dealing with before the next gale rather than after it.
Water around a roof window is usually the flashing kit, the tiles around it or a seal, not the window itself. It is worth diagnosing properly before anyone quotes you for a replacement unit.
One of our Google reviews is worth reading before you call anybody, ours included. Michael Price had a leaking valley. Several roofers came out, looked at it, and could not find the problem. We found it and fixed it on the first visit.
We are not printing that to say we are cleverer than everyone else. We are printing it because it is the clearest illustration of the point above. A valley is where two roof slopes meet and drain into each other, so it carries far more water than the rest of the roof and it fails in ways that are almost impossible to see from the ground. If the diagnosis is wrong, the repair is wrong, and you pay for it twice.
Chris Hollewell’s review a few months earlier describes the same thing on a different property — a leak in the valley, sorted within a day. Valleys are a large part of what we do.
The last one on that list is the one to take seriously. A roof that keeps leaking in a different place each time is telling you something different from a roof that leaks in the same place after a gale. The first is usually a roof reaching the end of its life; the second is usually one specific defect.
Not every leaking roof needs replacing, and we would rather repair a roof that can be repaired than sell you a new one you did not need. There is a reasonably objective way to tell the two apart.
Ask why the last failure happened. If there is a clear, local reason — a branch came down, a slate cracked, a flashing lifted, a valley blocked and overflowed — and the rest of the roof is sound, that is a repair. If the honest answer is that it simply went, and the one before it also simply went somewhere else, then the covering itself is failing and each repair is buying you less time than the one before.

If water is coming in now, the useful things to do are: move what you can out of the way, put something under it, and if a ceiling is bulging with trapped water, keep people out of that room. What is not useful is going up a ladder in the weather that caused the damage. More people are hurt inspecting storm damage than by the storm.
