Going In With the Neighbours on a Winsford Estate

The real economy in doing adjoining houses together is access, not materials. Boards, gutter and trim cost what they cost per metre whether they go on one house or four. Scaffold and towers are different: they have to be brought, put up, inspected, moved and taken down, and on a terrace or a pair of semis a single run of scaffold can serve more than one property with only the edge protection moving.

What that does not do is turn four jobs into one. Each house still needs its own boards cut and fitted, its own gutter hung and its own rubbish taken away, and each one still takes its own days on site. The thing that most often catches people out is timing. Shared access only saves anything if the houses are done consecutively, which means the neighbours have to agree a window and stick to it. One owner deferring by a month turns one scaffold hire into two and removes the entire benefit. We say this early because it is much easier to sort out at the quoting stage than halfway through.

What to Look for Along a Row of Winsford Houses

Compare rather than inspect. Stand back far enough to see several houses at once and look at where the gutter line sits against the brickwork. A run that dips relative to its neighbours, a board that has gone grey while the rest of the row is still white, or a gutter that stands slightly proud of the fascia when the others sit flush — each of those is the house telling you something the individual elevation would not.

Then look at the wall beneath. Green staining, a bloom of moss at low level, or pointing that has washed out in one vertical strip all say water has been arriving at the same spot for a long time. If your neighbours have none of that and you have, the difference is at your eaves, not in the weather. Capping Over or Stripping Back in Winsford?

On estate housing of this age the original fascia is usually softwood, painted, and by now working on its third or fourth coat. Capping over it means a slim UPVC board pinned to that timber with the new gutter holding it in place. Where the timber is genuinely sound it is a reasonable piece of work and we will do it. Where it has gone soft behind the gutter, which is where these boards go first, it is money spent on appearance.

Uniform streets make this easier to judge than usual, because if we strip one house on a row and find the fascia sound, the neighbours are a fair bet to be the same. That is an indication and not a survey — a house with more tree cover, or one whose gutter has been leaking quietly for years, will have fared worse than the one next door. We check each property rather than assuming the row is uniform all the way through.

Guttering and Rainwater Goods in Winsford

Semis and terraces share more at eaves level than people realise. Where a gutter runs continuously across a party wall, cutting it at the boundary and fitting a stop end leaves your neighbour with an open end and no fall, so the halves have to be dealt with sensibly even if only one owner is paying.
