Not every problem requires a completely new window. If your roof window is leaking, sticking, difficult to operate or showing signs of deterioration, we can investigate the cause and recommend appropriate repairs.
Common Roof Window Problems
Issues we investigate:
- Leaking around the window
- Draughts
- Damaged seals
- Difficulty opening or closing
- Condensation
- Problems with mechanisms
- Deteriorated surrounding materials
- Flashing problems
Importantly, a leak that appears to come from the window isn't necessarily caused by the window itself — the surrounding flashing or roof covering can also be responsible.

What the Spec Sheet Says
Diagnosing a roof window problem usually means working out whether the fault sits with the window itself, the flashing around it, or the surrounding roof covering.
- Background ventilation flaps are a common source of draughts if the seal has degraded — airflow through a working flap is a normal design feature, not a fault, so we check it's operating within its designed range rather than assuming it should be sealed shut.
- A leak that appears at the window is frequently a flashing issue rather than a glazing or seal failure, since the flashing — not the window frame — carries most of the weatherproofing load.
- Mechanism faults on electric or solar windows can stem from the rain sensor, the motor, or the control unit, so we test each separately rather than replacing parts speculatively.
Figures are typical for the VELUX ranges we install and vary by exact model — we'll confirm the specification that suits your roof at survey.
